Honestly, I should title these "What I learned in Real Estate LAST WEEK" because when I sit down to write them it's a big brain purge of stuff I learned the week before. You say tomato, I say tomato.......

Anyway, here I goooooooooo:

When dealing with short sales (yes, again!) if you explain yourself UP FRONT with details like "You must be patient, your buyers must be patient" to a buyers agent who might not have experience with a SS can save you some grief in the long run.
ActiveRain brings you cold hard cash. It is true my friends. Trust me. It is FABULOUS!
When you have listings next door to each other & you know the contents of each one can benefit one, one can benefit another. It's like magic.
I have the absolute best friends in the world who want me to be successful. HELP me be successful. I appreciate ya'll. You know who you are.
New home sales people might not always like your presence in their new home sales office. Fools.
Showing a plethora of homes in one day might require you to set off a few alarms in them.
SOMETIMES when you tell folks about a proposed time frame you think it might take to sell their 5 acre lot the time it actually requires might surprise you. AND THEM! Schwoop!
If you are in a new home community & the "sales person" has stepped out, folks meandering in might mistake you for the "new home sales person"
When you wander into the new home sales "design center" the folks that work there might mistake you for the "buyer".
I get alot of inspiration for "projects" from seeing a ton of homes. My husband loves it & can't get enough of it. ;). In reality, he prefers I leave my inspiration at home when I show clients homes.
The people who work at the design centers for new home sales must love their jobs.
Some people STILL make it absolutely without a doubt incredibly hard to see their home. ATANYGIVENTIMEOFTHEDAY!

When you attend an AR meetup be prepared for some FUN!

Wildhorse is conveniently located just minutes from La Cantera (PF Changs China Bistro, Tiffany's, Nordstrom's) and the newest shopping center on the other side of the neighborhood at 1604 & Culebra known as the "Shops at Culebra". Wildhorse recently got a brand new, 4 lane road that makes Wildhorse residents commute easier.

Wildhorse is a fantastic family neighborhood with an elementary school on the main street of the neighborhood http://www.nisd.net/krueger/ , two swimming pools a gazebo, walking trails, picnic area, basketball area and a daycare. All within walking distance.

Success in the rain! My first AR check for 2012!

I just deposited my first AR check of 2012 & boy did that feel groovy! This one came by way of David Gibson who is licensed in both Colorado & Texas! That man is multi-talented for sure!

Anyway, David sent me some great clients who were transferring from Houston to San Antonio. They were a dream! Fun, sweet & ready to find their new home in their new city! AND that we did!

We closed Monday & they packed up & headed down to SA! It's a beautiful story isn't it? I would like to tell the same story each month of this year - hopefully, I can!

What I learned in Real Estate this week...........

Everytime I write one of these posts I look through my phones pictures & calendar. I find a plethora of real estate related information, notable dates and FUNNY stuff!

SO, without further adieu, I bring you the last several days in the lovely world of REAL ESTATE!:

Some days I find myself without my camera. My iphone takes pretty good pictures in a pinch!
If there is a MAJOR highway closure in your city, find out prior to heading out to show homes. You will save yourself time & frustration.
The people who send you referrals are your biggest cheerleaders. Don't forget to thank them. Small gestures go a loooooooonnnnnnnng way. A simple thank you note, a gift card, lunch or a happy hour with them is a ton to let them know you mean it when you say "Thank you! You totally rock!"
Being on facebook does bring you business. TRUST ME.
Not everyone is going to want to work with you. Not everyone is going to like you. Just do your best.
Some buyers aren't really buyers. They are just curious about the market and way too scared to pull the trigger when it comes to writing an offer.
Not all agents get excited over referrals. Heck, some don't even know how to answer their phone.
The Real Estate tides are changing. I see proof of it everyday. If you were looking to buy at the bottom you better hurry up.
Take time off. Don't forget. You need to rejuvinate your mind & it's ok to take time off.

And last but not least!

I love working AR referrals. I already knew this but had it reinforced to me recently. It justifies my blogging time & makes me one happy girl!

I am sending you a referral, please answer the phone with something other than, "Hey!"

I called three agents this AM, I had a hot little referral in my hand & was anxious to find an awesome agent to take care of my clients. Ironically enough, all the agents I called answerd the phone, it was the greeting I got on the other end of the line each time that was less than professional. In one instance it was downright comical!

I have a bit of advice for some, in the spirit of "raising the bar" in Real Estate & trying to get folks to see Real Estate agents as persons of value, answering the phone with any of these are NOT OK:

"Hey!, What's going on?"
"Yea, What you got?"
"Yes, a latte, did you get that?......Hello? Hello? Yes, it's me"
"I'm out on the golf course, can you call me back?"

You don't know who is calling you, you took the time to answer the phone, go a step further & pay a smidge more attention to the person calling you. I am looking for someone to take care of my clients & I don't have a lot of confidence that is you when you can't even focus on answering the phone.

I finally found an agent. She answered the phone saying "Good morning, this is Rachel!"

No, I won't let you see the home, call your agent.

I was out showing this Sunday, we came upon a home that was VERY BUSY! There were at least 4 cars in front of the home, another agent & her clients were waiting by the door of the home to show it while an agent was inside with his clients. It really made me optimistic about home sales.

We waited patiently on the front porch until it was our turn. When it was we walked inside & just as I was going to close the door a couple walked up. I said "Hi, are you meeting someone here to show you the home?" The husband responded with "No, we have an agent but we don't want to bother him, we drive around looking at homes & would like to take a quick peek at this one while you are showing it".

My quick answer was "No, sorry, call your agent", here's my long one:

I do not know you.
I am with clients right now that I am going to give my full attention to. You are not welcome to follow us around OR wander around on your own.
I unlocked the door therefore, I am responsible for what happens in the home & that goes back to my #1.
This is our opportunity to look at the home, we scheduled the appointment & waited on the porch until it was our turn.
This isn't an open house.
This isn't my listing.
I am certain your agent would like the opportunity to show it to you.

I don't want to be rude, BUT, barging in on our showing is just that, RUDE!

Want to avoid Uncle Sam? Act NOW!

Do you own a home that you could sell today for over $250,000? Maybe a rental property that you earn income off? Have you been considering selling your home but waiting until next year? Do you find it ridiculous to pay a 3.8% tax on unearned income from your profits?

If this is you, sell NOW!

Beginning January 1, 2013, ObamaCare imposes a 3.8% Medicare tax on unearned income, including the sale of single family homes, townhouses, co-ops, condominiums, and even rental income.

What is "unearned income" anyway? It is ANY income you might receive from sources other than your job. Maybe they are interest and dividends from investments, or income from rental property. It can even be interest you recieve on a savings account, social security income, unemployment checks and even child support.

Who has to pay it? Inidividuals making $200,000 or more and families making $250,00 or more are the lucky ones.

What if I don't make $200,000 but I sell my home that is over that amount? Even if you are only rich for one day, you will have to pay the full tax on the sale of your home.

Is there any good news? There is a $250,000 threshold which means any gains below that are tax free.

What if I want to keep my 3.8%? Call me so we can get your home sold now & not wait for 2013.

Every home has a story, every room a memory.

I have been listing a large number of homes so far this year. Not bragging or complaining, just stating the facts. Alot of the homes have been from folks that were referred to me, some I know personally, some were random finds. I'm happy to work with all of them, heck, i'm LOVING the surge in business to be quite honest!

It's our job as listing agents to tell the story of a home to potential buyers. The features it has, what has been done to it for upgrades, what catastrophes it might have been through & maybe even why the homeowners are selling it. It's too small or it's too big, it's too far from work or they lost their jobs & have to sell it.

What potential buyers may or may not hear about are the memories their home brought to them, the people who lived in it. Good or bad, happy or sad, every home has them, right?

Maybe the home now brings too many memories of a loved one that has passed or it's too big since your children have grown up & moved on. You brought your first born home to it or it's the home you & your spouse bought together & have since divorced. Or very simply, your family is growing & you've outgrown the home.

I've seen every scenario and heard many, many stories, every Realtor has. Some are so happy to be rid of the home, other's get saddened even when they didn't think they would when it sells. I've laughed with homeowners & even cried, i've hugged them, looked them in the eyes & told them it was going to be ok. I've looked at pictures of their grandchildren & heard about all the memories the home has brought them. Their home, their memories.

I love selling Real Estate, don't get me wrong. I am not so sentimental about the memories a home holds that I won't sell it for you or sell it to you so you can make new memories. I've just heard a few stories about the memories the home holds for sellers lately that are making me appreciate the homes and the people in them more.
