Kristin, I think good property managers earn their keep with the proper backgroud and credit checks.  So many landlords just rely on their "gut feelings", which isn't the best idea.

Kristin, very smart to have this resource as part of your business !  There certainly is a huge demand for this in Philadelphia so I am sure there is a demand where you are too. Is nice to offer your own clients this type of service as well.  Brilliant : )

Kristin- Renting in my area is a much better option than selling for many.  I like the letter you are  sending out....and it sounds like Property Management can be a good thing for any reputable company right now.

Kristin - I actually had an agent (from our office - no longer with us) that was renting out their own home tell me "I don't need an application, I'll just sit down with them and see what I think."  She also then asked me for advice on how to go about everything (an agent with much more experience than I have).  I was in disbelief.  I takes a lot of work to be a property manager and for now, I wouldn't do it myself.  You on the other hand, I know you've got the skills for it.  Good luck with it and when my clients are looking and I see "Moran" on the MLS, I'll tell them all about you!  (Just do me a favor and send my commissions within the year - some agents are soooooo slow at paying on rentals.)

For many people out there, renting instead of selling is actually a good idea. Ride it out and see what happens.

I have helped a few sellers find tenants. In one case the tenant bought the house this year.

Patricia - THat's the most important thing I feel.  A regular individual won't know anything about that person's background which can be vital, not to mention expensive.

Kathleen - I'm following you!  I dont' think I understand your question?  Yes, we do a spreadsheet for each home, landlord & repairs, etc.  Is that what you are asking?

C&S - Thank you!  I think it is going to become even more important lately.

Kathy - Thanks, you are correct, so many picked up recently and not that it is bad but the liability is huge, I hope they know what they are getting themselves into.

Matt - She must have thought highly of you....doesn't sound like PM is the thing for her if she didnt' believe in background checks or anything else!  THanks!  We have some great rentals and we pay alot higher than other Property management companies (IMHO) there's a small bonus on it also if you rent ours out.  Everything is in my sisters name, should show up as Sheila Moran Stanush. ;). 

JL - Sad but true.  There will always be a need for rental properties so it's still a good investment.

Gita - That's great!  Doesn't happen very often but it's great when it does.
