Finding an experienced property manager is imperative to success with your rental property

Managing a rental property on your own can prove itself to be a daunting task.  Trying to work your regular job & keep up with rent, responding to and addressing maintenance issues, finding someone to rent your place & doing credit and background checks on potential tenants can add unnecessary stressors to your already stressful life.   Finding a property manager to handle all these tasks can relieve stress & will only cost minimal amounts of money.  Here are most of the advantages of letting a professional property manager handle your investment property:

Collecting Rent:

Without a doubt, the most important advantage to hiring a property manager is to act as the liaison between the landlord and the tenant.  This helps you not get too personal with your tenants which can come in between you and collecting the rent.

Handling Repairs:

If you live out of town it is difficult to find trustworthy handymen to do repairs on the property as they come up.  A good property manager will have a list of trusted individuals they have done business with, trust & will get the job done.

Finding renters:

Property managers have an array of different ways to find renters for your property.   From other agents to the internet rest assured they are making every attempt to find a family for your home.  This is huge for the individual trying to find a renter on their own, taking off work to show the property can waste huge amounts of time if you don't ask the right questions up front.

Credit & Background checks:

If you choose a property management company handling background checks & checking potential renters credit can be done properly.  Weeding out those who don't have a high enough credit score can save you money and time down the road.

Kristin, I couldn't agree with you more about finding the best property management company for rentals. They are invaluable and when you find a good one, hang on to them.

You are so right Kristin!  Having a good property manager to manage your investment is as important as having a good realtor representing you when you purchase it!

I have a great person here in Birmingham to go to who loves property management......thank goodness, I wouldn't want to do it myself.  Good luck to you and Sheila!

You've hit the nail on the head Kristin.  After being a rental agent I saw how many nasty patch jobs and attempts at fixing things cheap property managers had "their guys" do.  That's one of the reasons I decided to start my business and offer some handyman type services.  Finding a great property manager can be hard, but its totally worth the time to sift through the many options that you have to find the best one you can.

As someone who has rented a couple of places in Phx -- management teams can really make or break the reputation of the owner(s) in the minds of the clients.

I don't do rentals myself but hand them off to a lady that takes great care of them for me.
