Marketing to neighborhoods you just brought a buyer to...

The other day my  sister and I were talking about marketing ideas.  We were talking about "Just Sold" postcards and mailing them out to the neighborhood we just brought a buyer to.  

I mentioned to her that a listing agent (I worked a deal with in August) told me she got a second listing on the same street (as the one in August) because of the time frame in which she sold the neighbors house.  I thought well that is great for her!  They were obviously impressed with how quickly she sold the neighbors home & wanted her to do the same with theirs. 

So, this listing agent reaped the reward of another listing but the agent that brought the buyer (me) is unknown to the neighbors.  Then it dawned on us:

How about a sold sign in the yard AFTER the sale? 

If your buyers will allow it it is a great possibility to pick up some listings or some possible buyers!!??

I went to www.buildasign.com  and made 10 signs for us on TUESDAY of this week, we got them yesterday. 

WOWIE ZOWIE! Now that is service with a smile!  Quick & simple. My two favorite words.

 

It might have something to do with the fact that BuildASign.com is located in Austin, Texas but heck, i'm impressed.

I like the idea. An agent friend of mine did it in my market area and the listing agent went ballistic on her. I do mail out postcards to all the neighbors in areas where my buyers have bought a home thru me. Take care!

I am actually waiting on a free sign from the buildasign.com guys.  They offered it to me recently.  If I like the product, I will blog about it.  Good stuff.  I like the idea of advertising when you bring the buyer.

Hi, Kristin:
Putting a sign on a property when you've acted as a buyer's agent is common practice in my area. I usually do it, but there are times when a client doesn't want it. I also think it's effective to do just sold cards -- I usually try to send out a  just sold that has multiple properties on it -- makes it more impactful, I think.

I've been thinking for a while about hosting a party for the buyers at the house, and inviting the neighbors to come and meet the new kids on the block. I haven't tried it yet, but want to when I've got a client I think would enjoy it...

Tony - I thought about that but if buyer says ok I think it's our perogative.

Jason - FREE!!  We only got 10% off as a RE/MAX agent.  I feel gipped now :).  We got corrugated plastic which looks pretty good for what it's worth.  I know you get what you pay for but for the length of time we are planning on having these puppies in the yard (7) days it will serve it's purpose.  We got 10 & we don't have 10 sold at a time so I think it will work. 

Richard - Maybe I should have asked buildasign.com for a discount for free advertising???  dangit!

Jennifer - I like the idea of hosting a party.  I just recently have been offering that (with a loan officer, her idea) to a couple of clients.  WE send out the house warming cards, bring the food, etc.  & show up & mingle.  Great business builder.  Totally worth the cost if you get one referral,buyer, seller, etc.

Kristin!  We utilize the SOLD by signs on closing day and for 7 days after...  Just sold flyers in a tube are also great... the neighbors get all the details directly from you!

I had some tree service done..... and the guy left behind a sign. 

I caught him picking up th sign and he said that he got 3 jobs from it....

It is kind of like a referral....
