We've probably all experienced this, your listing is shown, seller's happen to cross paths with the buyers, they "oooooh and awww" over the property loving every inch of it & excitedly exclaim "We're making an offer on this one!" Mr. seller call's to inform you of the exchange, the buyer's agent leaves feedback:
"They loved it! Submitting an offer"
& your thinking...
SWEET!
Mr. Seller is excitedly scouring MLS looking for homes to buy, going over different scenarios with you on time frames & asks to set up showings with you. 24 hours goes by so you check with the buyer's agent
"YES! We are definitely submitting an offer, they loved it!",
THEN:
Nothing...Nada....Zilch....
Just you & the
Crickets...
Then you go from SWEET to SOUR!
I believe it's bad practice to talk about an invisible offer to your seller prior to having it in your hot little hands. In some instances it's unavoidable but it leaves folks with a bad taste in their mouths if it never comes to fruition.
I don't like to get their hopes up when it never appears so I don't tell them until it i've got the offer in my hand. There are too many variables in the interim that can change their minds, they see a home they love more, they lose their job, they decide to continue renting, they make a decision to move to another city all together, etc. etc. etc, WHATEVER it is!
So, before you tell my seller that you are "Making an offer on this one!" Make sure it's in your hot little hands!
