We've probably all experienced this, your listing is shown, seller's happen to cross paths with the buyers, they "oooooh and awww" over the property loving every inch of it & excitedly exclaim "We're making an offer on this one!" Mr. seller call's to inform you of the exchange, the buyer's agent leaves feedback:

I believe it's bad practice to talk about an invisible offer to your seller prior to having it in your hot little hands. In some instances it's unavoidable but it leaves folks with a bad taste in their mouths if it never comes to fruition.
I don't like to get their hopes up when it never appears so I don't tell them until it i've got the offer in my hand. There are too many variables in the interim that can change their minds, they see a home they love more, they lose their job, they decide to continue renting, they make a decision to move to another city all together, etc. etc. etc, WHATEVER it is!
So, before you tell my seller that you are "Making an offer on this one!" Make sure it's in your hot little hands!

What closing costs does a seller pay in San Antonio, Texas?
Just as a buyer has fees when buying a home, a seller has various fees as well, some negotiable, some not. As a refresher to anyone looking to sell their home, here are some of the fees involved.
I'm using the sales price of $200,000 with a 6% Broker commission for example purposes:

Other miscellaneous fees would be repairs the buyer would ask for as well as any of their closing costs. This would be presented to you with their offer.
If you have an escrow account you will get more monies. When the transaction closes, the title company will take your portion of the taxes (January 1st of the current year up until day of close) and give to the buyer since taxes are paid in arrears. When your loan is paid you would get the balance of what is currently in your escrow account for taxes back from your lender (approximately 2-4 weeks after closing).
When you sit down with your Realtor & agree on a sales price they will be able to provide a net sheet so you know your bottom dollar. You can use this figure & what your balance on the home is to gauge what you will walk away with.

Foreclosure Vs. Short Sale ~ What happens to your credit in San Antonio, Texas
I originally wrote this post in March of 2009 & found it relevant today so I thought I would bring it back to life!
Homeowners looking to stop foreclosure have opportunities. One of these opportunities is a short sale. One of the primary reasons to explore a short sale is to save your credit. In most cases if this is possible, it is something one certainly should pursue. Let's look at the facts:
Credit History-
Foreclosure: Stays on your credit report for 10 years or more & remains a part of public record forever.
Short Sale: Is NOT reported on your credit history. There actually isn't a specific reporting item for 'short sale'. The loan is typically reported 'paid in full, settled'. Your may or may not see the late payments on your report though but you won't see "short sale"
Credit Score-
Foreclosure: A credit score can be lowered 250 to 300 points in the event of a foreclosure. You can expect your score to be affected for over 3 years.
Short Sale: If a short sale is successfully orchestrated on your home only late payments on your mortgage will show (as it is now). After the sale the mortgage will be recorded on your credit score as "paid or negotiated". You can expect your score to be lowered by 50 points. A short sale's affect can be as brief as 12 to 18 months. (Information from www.cdpenow.com)
Choosing to get a Realtor involved and letting them assist you sell your home in a short sale vs. letting it go into foreclosure can save you points on your credit report & years of bad credit.

Calculating the absorption rate for an area will help you track trends and determine how you want to position your home to get it sold. The information changes periodically as it is determined by number of homes sold as well as number of homes currently listed.
So, what is the absorption rate? The number shows the rate at which the inventory of homes for sale are being sold in a particular area, thus, calling it that area's "absorption rate".
Is the inventory increasing or shrinking? How do I find out? Here's how to calculate the absorption rate:
First, pick the area you want to determine the absorption rate for, then pick a time frame you want to look at, here's an example using 12 months:

Using various months help you determine the trend, I like to look at 12 months, 6 months and 3 months. Next, you:
1. Find out how many homes have sold in that time frame (12/6/3)
2. Divide the # of homes sold by the # of months used.
3. Determine how many homes are currently available for sale.
4. Divide the current active by the # of homes sold/month by the number.
Based on the neighborhood used in the example above, we had about a 7.5 month supply of homes on the market at that time. This helps us develop expectations of how quickly or how slowly a home will sale and how you should position your home to sell!
