I have a Realtor's "Emergency Kit" in my trunk, if you will, for anything (ALMOST) that comes up. I feel it is even more necessary when spring time comes around. You never know when you need to be "Johnny on the spot" and do something or help someone out of the ordinary to your usual life. Here's what I carry in my trunk:
The necessities WITHOUT a doubt, that include:

HAND SANITZER

Zip ties

Flashlight

measuring tape

Extra pens

Nuts & bolts (if I need to screw on a flyer box)

Pepper spray

Balloons for Open Houses (Red & Blue of course!)

Toilet Paper

Clip board
-
umbrella (not used these days in SA!)

Mallot! (Try being in a DROUGHT in San Antonio & getting a sign in the ground)

SOLD signs in the event of a photo op

WATER! AND most importantly,

Comfortable Shoes!

Some other items that I include ALL THE TIME are gum & granola bars. You never know when someone's going to get hungry! Looking at homes does that to you! My water on occasion has been HOT (this is Texas for goodness sakes!) but water is water if you are thirsty & in 95 degree weather in the middle of August!
