What I learned in Real Estate this week...........

It's another edition of What I learned in Real Estate this week.  Most are events that happened to me personally, some are things I just heard about, I hear stuff, OK? 

So, I here's what I learned (or relearned) recently....

  • Sometimes at the closing table, you will find yourself listening to the ODDEST of conversations, just go with it.
  • No matter how much we beg & plead, some agent's drag their feet when changing the status of a home.  Won't call if they see you have it scheduled, they just DON'T CARE about your prescious time or your client's disappointment if the home is ALREADY sold but they HAVEN'T UPDATED the status.  Period!
  • It amazes me what folks leave behind in foreclosed properties. 
  • You might think you have the perfect agent to refer someone to, they have to make that decision for themselves though, apprently.
  • Losing out on a home will make you think about putting in an offer on the next one MUCH QUICKER.
  • Wells Fargo's short sale department still leaves something to be desired.  Ok, alot.
  • Don't think you are doing a client any favors by assuming they know what you are talking about, ask them, explain the process, give more information than necessary.
  • A small, thoughtful "Welcome Home" present to a seller or buyer can mean so much to them. Sometimes, it really is the little things!
  • Never, ever tell a homeowner how many days it will take to sell their home, you aren't a fortune teller. 

AND! My last lesson from last week:

  • If something works, stick with it, if it doesn't, ditch it.

What I learned in Real Estate this week...........

I haven't done one of these types of posts in awhile.  Can't even remember what edition this is, pfft, who cares, here we go......

  • Buyers showed up with a pre-approval letter and a quoted interest rate of 3.78% HOLY COW, that's awesome!
  • Listing agents will tell you way too much sometimes, all you have to do is ask!
  • People who seem hesitant of you in the beginning grow to like you & will eventually greet you with a hug & a smile.
  • Not all agent's look like the picture on their business card.
  • If you are racing to eat your chicken sandwich in the parking lot of a church before showings, slow it down, your client might be late.
  • The word's "Short Sale" scare some, not me.
  • It's blazing hot in Texas & we need some rain, like bad!
  • Some thieves make lists of vacant homes for their "appliance hit list", watch out & check your vacant listings.
  • If you leave your car doors unlocked your GPS will be stolen.  Along with your coupon book (that looks like a wallet, jokes on them!) & your son's diaper bag.  Hopefully, they need diapers worse than we do.
  • Gas prices are WAY too high!
  • If you narrow down your search to three homes & then want to see them again in a week to make your final decision, one of them will go under contract by then, maybe two.
  • Some agent's still prefer to bring an offer to you in person.

What I learned in Real Estate this week.............

I did a post like this a few months back, I realized since I learn something new every week I most certainly have more to share!  Since it has been so long since I posted the first "what I learned" perhaps i should title it "What I learned in Real Estate these last few months......"

Anyway, here goes:

  • When a seller goes out of town, you will get showings on their property galore, one of those showings will hopefully bring you an offer.
  • You do not have to listen to another agent bully you over the phone.  Period.  It is far easier to catch flies with honey than with vinegar....some agents unfortunately, don't believe this.
  • If your listing goes under contract, run by the house & put a "Contract Pending" or a "Under Contract" rider on your sign, you never know who's watching the home & want's to chat about selling their home.
  • It's a great time to show homes when it's raining, it cools the city off!
  • ALWAYS pack a few snacks in your car when showing homes, ESPECIALLY if you are pregnant & need an extra pick me up in between homes.
  • When showing homes & walking into the backyard, keep in mind some back doors lock themselves automatically (oops!), bring someone with you who is able & willing to jump fences to let you back into the home!

AND, last but not least.......

  • Docusign.com is by far the most excellent Real Estate tool EVER invented.  EVER.
